The Property consists of a total of 815.21+/- acres. Planted July 2017 to Independence Almonds on Nemaguard rootstock. There are 763 +/- planted acres with the balance of the 52+/- acres consisting of a 10-acre irrigation reservoir, farm roads, 4 pumping stations' yard area and district canals. This is a first-generation orchard, and the trees are planted on a 22'x14' spacing - 141 trees per acre. Irrigation Water: Majority of the property (roughly 650 acres out of the total 815 acres) is located within Maine Prairie Water District (MPWD). The remainder is not in a district. There is one operable well that produces approximately 1100 gpm. It pumps into a large 10-acre reservoir that supplies water to a portion of the ranch. The rest of the property gets water from district canals via booster pumps. The ranch was developed in 2017 and all pumps, filters, wells, etc. were installed new at that time. There are 3 pumping and filter stations, each with 12 sand media filters pumping approximately 2500 +/- gpm and 1 filter station with 6 sand media filters.
